Garage

Garage insulation for the room you actually want.

Garages get used as gyms, offices, ADUs, and second living rooms. None of that works without insulation. We insulate walls, ceilings, and the garage door so the space holds temperature without a window unit running 24/7. ADU code triggers Title 24 — we know the assemblies that pass.

What do homeowners ask about Garage?

Do I need permits for garage insulation?

Insulation alone usually does not. Once you condition the space and call it habitable — drywall, finished floor, mini split — that's an ADU or conversion permit and triggers Title 24. We can produce the insulation specs your plan reviewer needs.

Is a garage door insulation kit worth it?

It helps, but it is not a substitute for wall and ceiling insulation. The door is roughly 15 to 20 percent of the envelope. If the rest of the box leaks, the door kit can't carry the load alone. We usually do all three together for ADUs.

Can you insulate a garage ceiling that has living space above?

Yes. We use mineral wool or batt with the right fire-rated assembly, plus air-sealing at penetrations. This is one of the highest-impact upgrades for a hot bonus room.

Homeowners who hired us for this

We had R-13 batts from 1979 that had settled to nothing. Crew air-sealed top plates first, then blew cellulose to R-49. Upstairs bedrooms feel different now — the AC actually keeps up on hot afternoons.

Got three quotes. Thermal Pro was the only one who recommended air-sealing before insulation and pushed for the radiant barrier given the East County heat. Bill dropped 18 percent in the first August. Worth every dollar.

Our vaulted ceiling was the hottest room in the house. Closed-cell foam at the roof deck completely changed the room. Crew masked everything carefully, came back to check the cure, walked us through the reoccupancy timeline. Professional all the way.
