Insulation slows heat. Air sealing stops the leaks that move it. Doing one without the other is like wearing a sweater with the front unzipped. We hunt down the leaks: top plates, plumbing chases, recessed lights, attic hatches, rim joists, and around windows — then we caulk, foam, and gasket them shut.

Recessed lights and the attic hatch. Older recessed cans were not airtight, and most attic hatches sit on bare drywall with no gasket. Together they can equal a hand-sized hole open to the attic 24/7. Both are easy fixes.
Do I need a blower-door test?
Not always. For most retrofits we can find the leaks visually plus a thermal camera on a cool morning. Blower-door tests make sense on whole-home performance contracts and Title 24 alteration projects — we'll tell you when it's worth the cost.
Can I just air-seal and skip new insulation?
You can, and on some homes it is the highest-return move. But if your attic is also under R-19, you are leaving the bigger savings on the table. Most homeowners do both at the same visit.
