- Vermiculite (gray, pebble-like) loose-fill in pre-1990 attic
May contain asbestos. Do not disturb. Get it tested before any insulation work.
- Rodent droppings, urine staining, or active nesting in insulation
Biohazard. Vacuum extraction with proper PPE. DIY is not safe without respirator-grade equipment.
- Water-stained insulation under a known roof leak
Wet cellulose grows mold; wet fiberglass loses R-value. Fix the leak, then remove and replace.
- Soot or smoke residue from a kitchen or attic fire
The smell does not leave. Contaminated material has to come out before reinsulating.
- Insulation mashed flat by stored items in the attic
Compressed insulation loses R-value at the spot you most need it. Lift, fluff, and add depth.
- Visible daylight through the attic floor or wall cavity
That is a direct air-leak path. Air-sealing first, then insulation. Insulation alone won't help.
